Selling your Golden Isles home from out of town

Second homes, inherited homes and homes left behind after a move. I take care of everything here, so you don’t have to be.

Can I sell my Golden Isles home without being there?Yes. Maria Jennings, REALTOR® with DeLoach Sotheby’s International Realty, regularly represents owners who live in Atlanta, across the Southeast and beyond. She manages preparation, showings and vendors locally, keeps you updated by phone, text, email or video, and works with the Georgia closing attorney so you can usually close without traveling.

  • Owners who have already moved and are carrying a vacant home.
  • Investors selling rental or vacation-rental property.

How it works when you’re away

  1. A video walkthrough and valuation. I tour the home with you on FaceTime or Zoom, then send a written price analysis.
  2. Preparation, handled. Cleaners, painters, landscapers and repairs coordinated with trusted local vendors, with photo updates.
  3. A full launch. Professional photography, video, a Matterport 3D tour, listing in both the Golden Isles MLS and Georgia MLS, and Sotheby’s International Realty marketing, so buyers anywhere can see it.
  4. Weekly updates. Showing feedback within 24 to 48 hours and a market review every 30 days.
  5. Signing and closing from home. Electronic signatures during the sale, and closing arrangements made with the Georgia attorney.

Questions from owners out of town

Can I sell my Georgia home if I live out of state?

Yes. Many Golden Isles homes are owned by people who live elsewhere. Your listing agent can handle showings, vendors and updates locally, documents can be signed electronically during the sale, and the Georgia closing attorney can arrange for you to sign closing documents without traveling.

Do I have to be in Georgia for the closing?

Usually not. Georgia closings are handled by a licensed attorney, and many attorneys arrange for out-of-town sellers to sign the deed and closing documents in advance in front of a notary where they live, then wire the proceeds. Ask your closing attorney which options they offer.

How do I sell an inherited home in the Golden Isles?

The person signing must have legal authority to sell, which usually comes from the probate court, such as letters testamentary for an executor. Talk with a Georgia probate attorney first. Your agent can then value the home, coordinate clean-out and repairs, and market it while you stay where you are.

What should I do with a vacant home while it’s for sale?

Call your insurance agent, because many homeowners policies limit coverage once a home is vacant for 30 to 60 days. Keep utilities on for showings and inspections, and arrange regular lawn care and check-ins. Maria Jennings can coordinate trusted local vendors and send photo updates.

Can Maria Jennings help me buy a home where I’m moving?

Yes. Through the Sotheby’s International Realty network and her referral relationships, Maria can connect you with a trusted agent in your new city, so both sides of your move are handled.

Does Maria Jennings speak Spanish?

Yes. Maria Jennings is fluent in English and Spanish and works with clients in either language. Sí, Maria habla español.
