A short history
In 1887 the Jekyll Island Club opened as a private winter retreat for some of America’s wealthiest families, including the Rockefellers, Pulitzers and Morgans. In 1947 the State of Georgia bought the island, and the Jekyll Island Authority has managed it ever since, protecting much of it as natural area and beach.
How buying on Jekyll works
When you buy on Jekyll, you buy the home and take over the land lease. On top of any mortgage, you’ll pay property taxes, maintenance and fire fees and the annual lease rent. Before making an offer, read the lease, confirm its expiration year and ask how that date may affect financing and resale. If you plan to rent the home, budget for the JIA rental license and the 3% percentage rent.
The market
Jekyll has a small market, with about 46 residential sales over the past 12 months and 60 listings in September 2026, roughly 16 months of supply. Buyers usually have time to compare options, and sellers benefit from sharp pricing and strong presentation.

Can you own a house on Jekyll Island?
You can own the house or condo, but not the land. All land on Jekyll Island belongs to the State of Georgia, and owners lease it from the Jekyll Island Authority, with current residential leases expiring between 2049 and 2088.
How much is the Jekyll Island land lease?
Annual lease rent is 0.4% of the fair market value of the leased land, as determined by the Glynn County Tax Assessor. It is paid in addition to property taxes and any mortgage.
