Why didn’t my house sell?
Most homes that don’t sell have a price, presentation or exposure problem, and often a mix of all three. With about 7.0 months of supply on St. Simons Island and 5.8 months in Brunswick, buyers compare every home to its competition. If showings were light, the price or online presentation is usually the cause. If showings were steady but there were no offers, buyers saw something in person that didn’t match the price.
Can I hire a new agent after my listing expires?
Yes. Once your listing agreement has expired, you are free to list with another agent. Many listing agreements include a protection period for buyers who saw the home during the listing, so review yours before signing a new one.
Should I relist right away or wait?
If you still want or need to sell, relisting soon with a fresh price, new photography and a new story usually works better than waiting. A short pause to make repairs or stage the home can help, but a long break rarely changes the market.
Do I have to lower my price to sell?
